CERTIFICATES, DOCUMENTS, AND RECORDS IN BRAZIL

CERTIFICATE OF INTEGRAL CONTENT OF THE PROPERTY
The Inteiro Teor certificate is the faithful reproduction of the property registry, which contains all the data related to the property, such as location, land and patio, registration dates and annotations, and reference to the documents used to make the inscriptions and annotations, etc.

CERTIFICATE OF REAL LOADS
The load certificates issued by the civil registrar attest to the existence or not of loads (v.g. mortgage, usufruct, fiduciary alienation, etc.), acts of repression, clauses (v.g.: non-attachability, incommunicability, etc.) or loads (v.g. privileges, administrative restrictions, absence of release, etc.) constituted on a certain property.

CERTIFICATE OF PURSUIT
When you claim to title or ownership of something, usually in a debt lawsuit or a possession and property action (such as a foreclosure, mortgage, or fiduciary disposition).

VINTENARY CERTIFICATE - REAL ESTATE
This is the certificate that shows the history of the property for twenty years.

• CERTIFICATE OF PRENUPTIAL AGREEMENT
It is a contract entered into by the couple to establish the economic regime and the patrimonial relations that will govern the marriage.

REAL CARGO CERTIFICATE WITH EMPHYTEUSIS STATUS
Investigate, in addition to the actual charges, if the property is or was forever.
Prohibition certificate (clear certificate)
It is a Certificate that informs if a person is prohibited (impossibility of managing assets, of moving accounts).

ACT CERTIFICATE
The public deed is one of the deeds that can be registered at the notary's office. Characterizes the formalization of the will of the parties on the cases and/or declares legally relevant facts.

• CERTIFICATE OF POWER
Certain powers of attorney are granted, interests are transferred and representations are authorized in favor of the object of one or more transactions.

• Certificate of Marriage Qualification - 20-year period
It is the administrative procedure, where the civil registrar assesses the contest of contest budgets and validity of the marriage certificate in which, in the end, the necessary qualification for the marriage is issued.

PROTEST CERTIFICATE - PERIOD 10 YEARS
Its purpose is to prove the bankruptcy or not of a certain natural or legal person within 10 years.

PROTEST CERTIFICATE - PERIOD 5 YEARS
Its purpose is to prove the bankruptcy or not of a certain natural or legal person within 05 years.

NOMINAL CERTIFICATE OF COMPLETE CONTENT (TITLES AND DOCUMENTS)
A certificate with a complete history of nominative registration Services - Legal Entity. It is possible to request certificates of life certificates from Simple Companies, Associations, and Foundations.

FOREIGN DOCUMENTS
They can be saved in the original language for preservation purposes, however, to have legal effects and generate efficiency in Brazil.

UPCOMING
The signatures must be notarized by article 158 LRP.

REGISTRATION CANCELLATION
It can be done regardless of the will of the person who registered it, either by court order or by presenting an authentic title release deed.

There are two different types of registration of titles and documents, these are:

FULL REGISTRATION
This is the complete record of the document, including errors in the original document - art. 142 LPR.

REGISTRATION SUMMARY OR EXTRACT
Contains only the main information – art. 143 LPR.
